Check whether the quoted rent is weekly or monthly and what is included. Add utilities, internet, local tax and commuting. Multiplying weekly rent by four does not give an accurate average monthly figure.

At the viewing

Look at ventilation, damp, windows and heating. Test the journey to work or university at your usual travel time. Ask who handles repairs and how problems are reported; obtain important answers in writing.

  • What is the full upfront amount?
  • What kind of agreement is offered, for how long, and how does it end?
  • Who am I contracting with, and how can I verify them?
  • Which documents are required for my location and situation?
  • Are the furniture and appliances included?

After the viewing
